Why NOW is a great time to start planning your extension or home renovation!

With the summer holidays out of the way and the housing market facing uncertain times many people are choosing to get the space they desire by remodelling or extending their home. From simple floor plan alterations to large scale extensions now is a great time to start planning that move, Western Building Consultants look at some of the advantages.

 

Timescales

People often underestimate the timescales involved with planning a home project, things to consider are that the initial design process may take a few weeks to conclude before moving onto the planning stage. Planning itself will take at a minimum at least 9 weeks to conclude and this can be further lengthened if planning conditions are put on any approval.

There is then usually another design process to complete the drawing packages and move forward with the technical process. It is important to also consider other approvals that might be needed such as Party Wall Act consent and Wessex Water approval and any external consultants. These can often add around 2 months delay to a project.

Finding a Builder

To get an accurate quote from a contractor might not be possible until the technical information is complete, also it is important to bear in mind that good contractors usually have a long waiting list. Although you can on occasion be lucky enough to find a cancellation slot.

Weather

Given that the whole process can take on average 6-9 months on average to conclude, now is a great time to start as the project could be started in spring or summer when its ideal to start digging foundations or temporarily exposing roof coverings.

Permitted Development Rights

The government has just announced a further extension to permitted development rights for householders. Whilst there are some restrictions depending on the type of project in some unrestricted areas large single storey extensions and dormer windows can be constructed. Permitted development rights is an area of planning that has historically changed frequently so taking advantage of the current situation would be advisable. Due to several grey areas and loopholes it is important that you commission a competent company to check your project falls within the scope of permitted development and we would always advise that a certificate of lawful development is sought from the council.
